The Emancipation Proclamation is so over hyped it disturbs me. Lincoln declared slaves in states participating in the rebellion free but required them to fight for the Union if they made it north. But Union slaves were still slaves. The weaponization of the plight of minority groups is a long proud tradition of a certain class of people who seem to be mislabeled as the righteous. Lincoln was a tyrant who didn't care about slavery. He cared about growing an empire. His efforts are celebrated by the same class of people today. Now we are a global empire on the verge of collapse.

I don't agree with the last point. When you refi, you are only financing the remaining amount on your mortgage. The principal to interest ratio is always dictated by the current balance. Refi does not change this ratio since it does not change your current balance if you just refi what you owe. You have to decide if the refi charge justifies the lower interest rate but the only way to change the principal versus interest ratio on your payments is to reduce the balance.

But my mortgage company had not let me pay extra on principle when I tried to do that (PNC Bank). They refused the extra payments. I would have to refi the loan they said. So when my mortgage got into the last fifteen years -- I had a HELOC on the equity just to have the money available for emergencies and the rate was actually lower than my mortgage (though it was variable of course). When the HELOC limit was bigger than the principle on the mortgage I drew on the HELOC and used it to pay off the mortgage entirely. At first it gave me a lower monthly payment which I needed in the first year or so of retirement and lower interest rate. When i got a large chunk of cash as my retirement income came into play I was able to pay the HELOC off very quickly. Also I got to put my insurance and property tax monthly payments into my own account instead of letting the bank keep the earnings on it. Get a HELOC from a Credit Union though.

To save you time watching, the strategy here in one sentence is putting extra money in to principal and choose smaller property and get side hassle.

If you had a 30 year mortage and you refinance it ten years in, and the original mortgage was at 6% for 30 years, would it make sense to refinance it at a 5% interest rate and do a 15 year mortgage. Wouldn't this method save you money in the long run?
